Brochures and Flyers

I will prepare a series of brochures and flyers for the promotion of your home.  The flyers will be placed in a box on the For Sale sign as well as in a stand inside the house. It is important that we never run out of flyers. I constantly monitor the supply of flyers…it is helpful if you do to!

Advertising

One of the most traditional (and most expensive) forms of real estate promotion is newspaper and magazine advertising. It has also shown to be only marginally effective when promoting a single property.  Most Realtors use this form of marketing as a method to promote themselves first, and secondarily, promotion of the properties they represent. An exception to this rule is open house advertising.  For every open house I hold, I use three forms of advertising:

  • I advertise in the Open House Directory in the local newspaper (e.g. Sacramento Bee).
  • I advertise in the Real Estate section of the Classified Ads for the specific area where your house is located.
  • I promote my open houses with a high-quality electronic advertisement on Craig’s List.
Open Houses

Many Realtors will tell you that Open Houses are not effective in selling your home.  I believe just the opposite! Open Houses are a very effective tool for prospective buyers to view your home in a casual and informal manner.  I also require registration for every group viewing an Open House. This helps alleviate security concerns and provides me with the contact information necessary for follow up. 
 
Tips for preparing for an Open House include:
  • Pull the drapes back
  • Light lamps
  • Simmer a few drops of vanilla on the stove
  • Light your fireplace
  • Set the dining room or kitchen table if you have particularly nice linen or china
  • Put fresh towels in the bathroom
  • Leave the house, if convenient, so I am free to deal with prospective buyers in a professional manner.
Marketing to Other Realtors

It is important to promote your property to the largest population of prospective buyers as possible.  Realtors are always working with buyers who are looking for properties similar to yours.  As a result, an important part of my marketing effort is promoting your property among the Realtors who are working in your area. Here’s what I do:

Office Tours
Every Lyon Office has a regular “tour” of new listings.  In a very short period of time, I can get exposure to your property AND receive feedback from other Realtors on the price, condition and other factors associated with marketing your home.

MLS Tours
Although, not as effective as the Lyon Office tours, the MLS tours provide another source for promotion to and feedback from Realtors.

Reverse Prospecting
From my sources at Lyon and the MLS, I usually am able to identify several hundred Realtors who have active property searches on your area.  These are Realtors who are actively working with Buyers.  I promote your property with these Realtors with a marketing campaign that includes both email and hard copy promotional materials.

Real Estate Sales Offices
I make sure that every Realtor from every Real Estate company in the immediate vicinity of your property has received a flyer promoting your property.

Using Technology to Market Your Home
Technology has become a vital part of selling real estate in today’s market. Without an effective technology plan for selling your home, you cannot be assured that your property will receive the widest exposure possible.  Here are the key elements of my technology plan:

A Web Site for Your Home
Your home will have a dedicated web site.  This site will provide pictures and descriptive information about your home.  A viewer will be able to easily contact be via phone, email or through an information request form on this site.

Virtual Tour
Your home will also have a dedicated virtual tour.  This tour will provide more information, an enhanced visual presentation of your home and additional capabilities, such as the ability to print a flyer. This virtual tour will be linked to the MLS, SacBee.com, Realtor.com and several other national property databases.

Direct Marketing
Through my unique “reverse prospecting” capabilities, I am able to send high-quality promotional email to other Realtors working with Buyer clients in your area. I use a similar technique to promote your property on Craig’s List.

Local and National Exposure
Your home will be listed on ALL the major local and national databases containing properties for sale.  The information on these databases will include the features of your home and a link to the virtual tour that I create to market your home.

Unique Marketing Activities
In addition to the technology marketing described above, I use another interesting marketing tool—“Talking House”.  This is a short-range AM transmitter with a recorded message regarding your property.  This message is constantly playing as can be received by an interested party by tuning to the appropriate AM frequency on their car radio.  A sign in front of the property provides the correct frequency.
